A. Purpose. The purpose of a Sketch Plan shall be to serve as a visual aid to the Applicant and Director of Planning during the
Pre-Application Meeting, particularly for larger or phased developments. The Sketch Plan is intended to identify major development considerations such as utilities, roadways, drainage concerns, Comprehensive Plan elements, specific neighborhood characteristics, and historic information.
B. Sketch Plan for the Pre-Application Meeting.
1. A Sketch Plan shall be prepared by the Applicant. The Applicant shall provide a Sketch Plan a minimum of 48 hours prior to a scheduled Pre-Application Meeting.
2. The Sketch Plan shall show the entire property ownership and any approved Planned Development (PD)’s Planned Development Master Plan if applicable.
C. Sketch Plan Standards. The Sketch Plan shall be a freehand pencil sketch or computer drawn sketch to approximate scale and shall show the following elements:
1. Street layouts,
2. Lots,
3. The boundaries of the original property in its entirety,
4. Proposed improvements, and
5. Other significant features, as requested by the City.
